JM Zell Partners in conjunction with the Alexandria Sanitation Authority has plans to construct a mixed use (residential/office) building at the Carlyle Plaza Two site. The development plans call for a 20-26 story, 755,000 square feet of office space, in addition to 633,000 square feet of residential, and a signature atrium building. The total proposed floor area will be 1,386,000 sf.

With regards to the residential component, the development team will construct a 12-16 story building, and a 31 story building across from the 800 Carlyle building which was constructed by Kettler in 2009.

The total project site will occupy 3 blocks, and 6.23 acres.
