Description

The Heritage Foundation purchased 236 Massachusetts Avenue, N.E, 428 3rd Street, N.E, and a vacant undeveloped lot at 430 3rd Street, N.E after receiving approval from its board. The Washington, DC based think tank is working with Nelson Architects and Cunningham Quill Architects, PLLC to repurpose the sites. 

Heritage will raze the apartment building located at 428 3rd Street, NE. The area currently occupied by the vacant lot at 430, the apartment building at 428, the former church building at 426, and part of the parking lot would be subdivided to create six new lots.

Six single-family rowhouses known as Heritage Row and a one-story accessory structure would be constructed atop 3 levels of below-grade parking for both the rowhouses owners and the Heritage Foundation offices on Massachusetts Avenue. The existing curb cut on 3rd Street would be retained, but shifted slightly to the south in order to make room for the townhouses in development. The development team have selected a traditional, three-story, brick bayfront design for the six new townhouses. 

McWilliams Ballard will serve as the marketing representative for the townhomes. Each townhome will have over 3 bedrooms.
