Hill East Waterfront (aka Reservation 13) is a 50-acre site that will be transformed into a riverfront community. The entire site could support two million sq. ft. of office, up to 3,000 residential units, two acres for a Primary Care facility, 16-acres for parks and over 100,000 sq. ft. of retail.
The first phase of the development project will be led by Blue Skye Development and Donatelli Development. The team has proposed to construct 354 residential housing units and approximately 20,000-40,000 SF of retail. 106 units will be designated for affordable housing; 53 units for households at 30% AMI, and 53 units for households at 60% AMI.
Currently, there is about 2.2 million sq. ft. of buildings on the site, including the DC Jail and medical facilities and 18 of the 20 buildings on the site will be demolished. The project will delivered in phases and the estimated infrastructure costs are about $125 million.
