Description

The development team (Davey Street Partners & Bohler Engineering) has plans to rezone the area from C-S-C and R-T, to M-X-T which will allow for mixed use near transit (Capitol Heights Metro Station). The conceptual site (CSP- 16004) plan was reviewed and approved by the Prince George's County Planning Department.  

The developer can construct 10,762 of commercial space and a maximum of 370 multifamily or single-family attached residential dwelling units. The area is currently "underdeveloped and generally woody" per the planning department. If completed, the subject property will be approximately 400 feet from the Capitol Height Metro Station.

The Ascent will be constructed in two phases; Phase I is designed for commercial/retail uses, and Phase II is designed for residential development.
